Awaab’s Law, introduced following the tragic death of Awaab Ishak linked to prolonged exposure to mould in social housing, places new legal obligations on housing providers to investigate and rectify hazards like damp and mould swiftly. Phase 1 of the law is set to come into force on 27 October 2025, requiring landlords to investigate and remediate emergency hazards within 24 hours and significant hazards such as damp and mould within strict timeframes—including investigations within 10 working days, written updates to tenants within 3 working days, and safety measures implemented within 5 working days. Further phases in 2026 and 2027 will expand these requirements to cover a wider range of hazards under the Housing Health and Safety Rating System (HHSRS).
For housing associations, this means stricter compliance, greater scrutiny, and the need for robust systems to protect tenants and mitigate legal risk. We partner with housing associations to help them prepare for Awaab’s Law by delivering proactive surveys, rapid-response remediation services, and long-term building fabric improvements such as advanced ventilation, thermal upgrades, and sustainable repairs designed to prevent the recurrence of damp and mould. We also support clients with compliance documentation, tenant communication strategies, and process reviews to ensure readiness for these new legal duties. Together, these services help ensure residents live in safe, healthy, and compliant homes while enabling housing associations to meet the forthcoming regulatory demands confidently.
